As we close out the 2025/26 sales year and prepare for a new season in Indio, this feels like the right time to look back at what the market actually did — and at some of the standout results from the year.

For me personally, the season included several important milestones, including the sale of Motorcoach Country Club Lot 320 at $1,200,000 — the highest MCC sale of the 2025/26 season — as well as the unique experience of selling Lot 68 twice during the same season. Those results, along with the other transactions completed throughout the year, reinforced something I continue to see in this market: buyers will respond to the right property when it is positioned, presented and marketed effectively.

This update begins with a look back at the 2025/26 season — including notable sales, overall market activity and some of the trends that stood out — before shifting into where the market sits today across Motorcoach Country Club, Outdoor Resort Indio and Desert Shores Resort as we head into the 2026/27 season.

MCC Lot 320

Highest MCC Sale of the 2025/26 Season

One of my proudest milestones of the 2025/26 season was the sale of Motorcoach Country Club Lot 320 at $1,200,000 — the highest sale at MCC for the season.

Lot 320 represented the upper end of the MCC market: an oversized corner waterfront property with extensive development, a casita and TRSS, pool and spa, private dock and an exceptional location. The sale demonstrated that buyers were willing to step up for distinctive properties that were positioned and marketed well.

A Milestone Season

The 2025/26 season was an important one for me personally and for the continued growth of Indio RV Resorts.

Over the course of the season, I closed 8 motorcoach lot sales representing $4,867,500 in total sales volume, including seven transactions at Motorcoach Country Club and one at Desert Shores Resort.

Several of those transactions became particularly meaningful milestones.

At Motorcoach Country Club, Lot 320 closed at $1,200,000 — the highest sale at MCC during the 2025/26 season.

Earlier in the season, Lot 68 sold for $750,000, establishing a record sale price for a standard-size Privacy Developed lot. In an unusual full-circle moment, I had the opportunity to sell Lot 68 again later in the same season for $650,000 — meaning the same property accounted for $1.4 million in closed sales during a single season.

The season also included the sales of MCC Lots 264, 23, 386 and 204, along with Desert Shores Lot 63, giving me the opportunity to represent properties across a wide range of price points, property types and levels of development.

But what I take away from the season goes beyond the sales numbers.

Every transaction provides another data point about how buyers are evaluating these properties — what they're willing to pay for, where they see value, how they respond to different property types and what ultimately moves them from looking to buying.

That experience is a big part of what I'm carrying into the 2026/27 season. Combined with the launch of Indio Motorcoach Market Watch, my goal is to bring an even deeper level of market knowledge, data and strategy to the buyers and sellers I represent.

Introducing Indio Motorcoach Market Watch


One of the things I’m most excited about heading into the 2026/27 season is the launch of Indio Motorcoach Market Watch — a new system I’ve built to track the market across Motorcoach Country Club, Outdoor Resort Indio and Desert Shores Resort on an ongoing basis.

Rather than relying only on occasional market snapshots, Market Watch will allow me to follow changes in active inventory, new listings, price adjustments, status changes and overall market movement as they happen.

Over time, that gives us something this market has historically lacked: meaningful historical data.

The goal is simple — to give buyers and sellers a clearer picture of what the market is actually doing, not just where it happens to stand on a single day.

For sellers, that means better context around pricing, competition and days on market. For buyers, it means a better understanding of inventory, movement and where opportunities may be developing.

And for me, it means being able to advise clients with a much deeper level of market intelligence as we build that history season after season.

What I'm Seeing in the Market

What I’m Seeing in the Market

As we head into the 2026/27 season, the first thing that stands out is the amount of choice buyers currently have. Across the three Indio motorcoach resorts, we are tracking 167 properties currently available — 64 at Motorcoach Country Club, 86 at Outdoor Resort Indio and 17 at Desert Shores Resort.

But that headline number can be misleading if we look at it as one market.

The range in both price and property type is significant. At MCC alone, current asking prices span from $67,500 to $1.3 million, while Desert Shores ranges from $395,000 to $1.15 million. Those properties are not necessarily competing for the same buyer, and they shouldn't be evaluated as though they are.

The same is true within each individual resort. Undeveloped lots, developed privacy properties, golf course locations, waterfront properties and highly improved luxury lots each behave differently. That makes understanding the competitive set for a specific property much more useful than simply looking at an overall resort average.

As we move into the new season, that is what I’ll be watching most closely: where inventory builds, which properties are moving, where price adjustments are occurring and which segments of the market buyers are responding to.

For Sellers

What This Means for Sellers

As we enter the 2026/27 season, sellers need to understand that simply being “at MCC,” “on the water” or “on the golf course” isn't enough to determine value. Buyers are comparing properties closely, and with 167 properties currently available across the three resorts, they have choices.

The most important question for a seller isn't necessarily, “What is the highest price someone has gotten for a property like mine?” It's “What is my property competing against right now?”

Pricing, presentation and exposure all matter. A property that is positioned correctly from the beginning has a much better opportunity to capture buyer attention than one that enters the market above its competitive set and has to chase the market later.

My approach this season will be increasingly data-driven — looking not only at recent sales, but at competing inventory, price changes, market movement and how buyers are responding within each specific property category.

The goal isn't to simply list a property. The goal is to sell it.

For Buyers

What This Means for Buyers

For buyers, the current level of inventory creates something valuable: choice.

There are opportunities at nearly every level of the Indio motorcoach market right now, from entry-level undeveloped lots to highly developed luxury properties. But more inventory doesn't automatically mean every property is overpriced — or that every seller is equally motivated.

This is where understanding the individual market segments becomes important. Recent comparable sales, current competition, time on market, price history, property condition and the seller's positioning can tell us much more than the asking price alone.

My job on the buyer side is to help identify where the value actually is — and where the data may give us an opportunity to negotiate.

The right property at the right price is still the goal. More inventory simply gives us more ways to find it.

One of my biggest takeaways from the 2025/26 season is that there really isn't one “Indio motorcoach market.” There are multiple markets operating within each resort, and understanding those differences matters.

A waterfront property at Motorcoach Country Club isn't competing with every other MCC listing. The same is true for a golf course property at Outdoor Resort Indio or a highly developed property at Desert Shores. Buyers compare location, development, condition, amenities and price — and increasingly, I believe we need better data to understand how each of those individual segments is actually performing.

That realization is a big part of why I built Indio Motorcoach Market Watch.

I don't want my clients to have to make decisions based only on a handful of recent sales or a snapshot of what's listed today. I want to know how inventory is changing, how long properties are actually sitting on the market, where pricing is moving, which segments are seeing activity and what buyers are responding to.

We are only at the beginning of collecting that history, but as the data builds month after month and season after season, I believe it will give us a level of insight into this very unique market that we simply haven't had before.
