One of the most exciting parts of buying at Motorcoach Country Club is choosing the lot that best matches your lifestyle. With 400 lots in the resort, no two are exactly alike—and the location, view, and features of your lot will shape both your experience as an owner and your future resale value.

At Motorcoach County Club, there are three primary categories of lots: Privacy, Water, and Golf Course. Each offers something different:

Some buyers prioritize peace and seclusion. Others want the energy of waterfront living with boating access. Many love the wide-open feel of golf course views. Beyond the lot type itself, you’ll also want to consider where the lot is situated inside the resort. Proximity to Avenue 48, placement along the north or south wall, corner vs. interior locations, and closeness to amenities like the clubhouse or pickleball courts all influence desirability and lifestyle.

💡 The key is to think not only about how you’ll use your lot today, but also how it will appeal to future buyers when it’s time to sell.

LIVING THE MCC LIFESTYLE

  • At Motorcoach Country Club, you’re not simply buying a lot—you’re stepping into a way of life that blends luxury, leisure, and community. Each day here feels like a getaway, offering moments that remind
you why you chose this resort in the first
    place.

Mornings often begin with quiet walks beneath the palms or a friendly wave
from neighbors heading out for a round of golf on MCC’s private executive course. Others start their day with a pickleball match or a fitness class before meeting friends for lunch at the clubhouse. The pace is yours to choose—whether active or laid-back, there’s always something happening.

As the day unfolds, you might take your boat out for a cruise along MCC’s two-mile navigable waterway or simply relax by your pool and soak in the desert sunshine. Pet owners enjoy the welcoming, pet-friendly atmosphere, and many residents describe MCC as a place where every member of the family feels at home.

  • Evenings bring the resort to life in a different way. Top of the Falls restaurant
offers elegant dining and a vibrant social scene, often featuring dinner shows, live music, and dances that stretch late into the night. For many owners, these shared experiences—whether a casual happy hour or a holiday celebration—are what transform neighbors into lifelong friends.

Each season, as the grass turns green and flowers bloom, MCC comes alive with an energy that’s hard to describe but easy to feel. It’s a rhythm of life that combines the privacy of your own lot with the joy of being part of a community where every day feels like vacation.

What truly sets MCC apart is the social fabric of the community. Owners can be as busy and involved as they’d like to be whether that means filling their calendar with events or enjoying the quiet pace of resort life.

For those who thrive on connection, the weekly lineup offers something for everyone: Bocce Ball matches that stretch into friendly banter, Ladies Chicken Foot games filled with laughter, Couples Golf on sunny afternoons, or early-morning water aerobics.

Men’s and Ladies Golf groups ensure there’s always a game to join, no matter your skill level. The opportunities to connect, compete, and simply have fun
    are endless.

Beyond the weekly activities, MCC is known for its signature annual events that bring the community together in unforgettable ways. The resort sparkles
during celebrations like Denim & Diamonds, when neighbors gather in style for an evening of music and dancing. The Poker Run brings excitement to the waterways as owners cruise from dock to dock collecting cards, while Tailgate Tuesdays turn into lively evenings of camaraderie and fun. These traditions are woven into the heartbeat of MCC, creating lasting memories and friendships that make the resort more than just a destination—it becomes a true home.

"The friendships we’ve made at MCC are just as valuable as the lot itself."

financial considerations

MONTHLY DUES & EXPENSES

The current Homeowners Association (HOA) dues at Motorcoach Country Club are $760 per month. These dues encompass a wide range of services that uphold the resort’s exceptional standards and provide a truly carefree ownership experience.
Included are water, sewer, trash, security, and basic landscape maintenance* — ensuring the community remains beautifully maintained throughout the year. Homeowners also enjoy unlimited access to all resort amenities, including the private executive golf course, pickleball and tennis courts, fitness center, and the resort’s picturesque waterways, at no additional cost.
*Certain landscape enhancements or customized upgrades may be the responsibility of individual owners.
In addition to monthly dues, each owner maintains their own individual utility accounts. These typically include an electricity bill, and depending on the level of development on your lot, you may also have separate natural gas, cable, and internet services.

ANNUAL FOOD & BEVERAGE ASSESSMENT

As part of ownership at Motorcoach Country Club, residents enjoy access to the Top of the Falls Restaurant — a private, members-only dining venue overlooking the resort’s scenic waterways. Each household contributes an annual Food & Beverage minimum of $2,080, which serves as a prepaid dining credit applied toward meals, beverages, tax, and gratuity throughout the season.

This amount is collected in October and can be used during the restaurant’s operating months, November through April. Owners simply sign for their dining experiences, and charges are automatically deducted from their credit — creating a seamless, resort-style dining experience that’s both convenient and exclusive to Motorcoach Country Club members.

The Food & Beverage assessment is reviewed annually by the Association’s Board of Directors and is subject to change based on operational needs and restaurant expenses.

ANNUAL PROPERTY TAXES

Property taxes at Motorcoach Country Club are approximately 1.4% of the purchase price per year. This amount may vary slightly depending on the assessed value determined by Riverside County and any applicable local assessments.

Because each lot is individually owned, property taxes are billed directly to the owner. Buyers are encouraged to confirm current tax rates and any supplemental assessments with the county tax assessor or their title company at the time of purchase to ensure the most accurate estimate.

FREQUENTLY ASKED QUESTIONS

DO I HAVE TO HAVE AN RV TO BUY A LOT?

While Motorcoach Country Club is a Class A motorcoach resort, you do not need to own a coach to purchase a lot. Many owners buy their lots before acquiring a motorcoach, either as an investment or to begin the design and development process for their future setup.

However, to occupy or use the lot overnight, a Class A motorcoach (30 feet or longer) is required, as this is a Class A–exclusive community. Some owners choose to lease their lots to other qualified coach owners until they’re ready to bring their own motorcoach to the resort.

In short — you can absolutely purchase a lot without an RV, but a qualifying Class A motorcoach is required for occupancy.

Can I stay in my casita/ coach house without a coach?

No. Motorcoach Country Club is zoned as a Class A motorcoach resort, and the motorcoach itself is considered the primary dwelling on each lot. According to the community’s Covenants, Conditions & Restrictions (CC&Rs), overnight occupancy is not permitted without a qualifying Class A motorcoach present on the lot.

While casitas, coach houses, and other built structures enhance the resort’s luxury lifestyle, they are intended to serve as supplemental living and entertaining spaces—not as standalone residences. This policy helps maintain the integrity of the resort’s zoning and ensures consistency with the community’s design standards.

These Properties Are Basically Houses… Why Not Just Buy a House?

It’s a fair question — and one that comes up often. The answer lies in the lifestyle.

For many owners at Motorcoach Country Club, their Class A motorcoach isn’t just a vehicle — it’s their home. Most already own luxury coaches equipped with all the same comforts and amenities as a traditional house. What draws them here isn’t the need for another residence — it’s the opportunity to live among like-minded people who share a love for travel, freedom, and community.

Many residents maintain multiple “home bases” across the country, traveling seasonally between Class A resorts depending on the time of year. For them, Motorcoach Country Club is their desert retreat — a place to unwind, recharge, and connect with friends during the winter season before setting off on the next adventure.

But beyond the luxury and convenience, what truly sets MCC apart is the sense of community. Life here is social, active, and refreshingly open-air. It’s an indoor-outdoor lifestyle unlike any traditional neighborhood — where neighbors wave as they pass by on golf carts, enjoy evening walks under the palms, or gather for sunset cruises along the resort’s waterways. Weekly events, themed dinners, and spontaneous get-togethers create a warm, welcoming environment that quickly turns acquaintances into lifelong friends.

Owning at Motorcoach Country Club isn’t just about where you park your coach — it’s about how you live your life. It’s about belonging to a community where every day feels like a vacation, every sunset feels like a celebration, and every neighbor feels like family.

Can I rent out my lot when I’m not using it?

Yes. Many owners at Motorcoach Country Club choose to rent out their lots when they’re not in residence, allowing them to offset annual expenses or simply share the experience of the resort with other Class A motorcoach enthusiasts.

All rentals must comply with MCC’s community rules, and only qualifying Class A motorcoaches (36 feet or longer) are permitted to occupy rental lots. Owners may manage their own rentals or work with on-site or third-party services to coordinate bookings and guest stays.

It’s a flexible way to maintain your investment while still enjoying full ownership privileges and access to your lot whenever you return.

What types of improvements or structures can I build?

One of the most exciting parts of owning at Motorcoach Country Club is the ability to customize your lot to match your personal lifestyle and aesthetic. Owners can design and build a range of enhancements — from casitas and shade structures to outdoor kitchens, fire pits, and even pools or spas — all within the resort’s Architectural Guidelines.

All improvements must be submitted for review and approval through the Architectural Committee to ensure consistency with the resort’s high standards and visual harmony.

Whether you prefer a simple retreat or a fully developed luxury lot, you’ll find that MCC offers endless possibilities for creativity and comfort.

Is financing available for lots?

Yes. While most buyers choose to pay cash, financing options are available. Contact Carli for more information.

What’s the typical season at Motorcoach Country Club?

While the resort is open year-round, the peak season at Motorcoach Country Club typically runs from November through April, when owners from across the U.S. and Canada migrate to the Coachella Valley to enjoy the warm desert climate and full social calendar.

During these months, the community is bustling with activity — from golf tournaments and pickleball matches to cocktail parties, dinner shows, and boating events.

The summer months (May through October) tend to be quieter, as most owners travel to their other homes or northern resorts.

The on-site restaurant, Top of The Falls, is usually open November- April.
