MONTHLY DUES & EXPENSES
The current Homeowners Association (HOA) dues at Motorcoach Country Club are $760 per month. These dues encompass a wide range of services that uphold the resort’s exceptional standards and provide a truly carefree ownership experience.
Included are water, sewer, trash, security, and basic landscape maintenance* — ensuring the community remains beautifully maintained throughout the year. Homeowners also enjoy unlimited access to all resort amenities, including the private executive golf course, pickleball and tennis courts, fitness center, and the resort’s picturesque waterways, at no additional cost.
*Certain landscape enhancements or customized upgrades may be the responsibility of individual owners.
In addition to monthly dues, each owner maintains their own individual utility accounts. These typically include an electricity bill, and depending on the level of development on your lot, you may also have separate natural gas, cable, and internet services.
ANNUAL FOOD & BEVERAGE ASSESSMENT
As part of ownership at Motorcoach Country Club, residents enjoy access to the Top of the Falls Restaurant — a private, members-only dining venue overlooking the resort’s scenic waterways. Each household contributes an annual Food & Beverage minimum of $2,080, which serves as a prepaid dining credit applied toward meals, beverages, tax, and gratuity throughout the season.
This amount is collected in October and can be used during the restaurant’s operating months, November through April. Owners simply sign for their dining experiences, and charges are automatically deducted from their credit — creating a seamless, resort-style dining experience that’s both convenient and exclusive to Motorcoach Country Club members.
The Food & Beverage assessment is reviewed annually by the Association’s Board of Directors and is subject to change based on operational needs and restaurant expenses.
ANNUAL PROPERTY TAXES
Property taxes at Motorcoach Country Club are approximately 1.4% of the purchase price per year. This amount may vary slightly depending on the assessed value determined by Riverside County and any applicable local assessments.
Because each lot is individually owned, property taxes are billed directly to the owner. Buyers are encouraged to confirm current tax rates and any supplemental assessments with the county tax assessor or their title company at the time of purchase to ensure the most accurate estimate.
FREQUENTLY ASKED QUESTIONS
DO I HAVE TO HAVE AN RV TO BUY A LOT?
While Motorcoach Country Club is a Class A motorcoach resort, you do not need to own a coach to purchase a lot. Many owners buy their lots before acquiring a motorcoach, either as an investment or to begin the design and development process for their future setup.
However, to occupy or use the lot overnight, a Class A motorcoach (30 feet or longer) is required, as this is a Class A–exclusive community. Some owners choose to lease their lots to other qualified coach owners until they’re ready to bring their own motorcoach to the resort.
In short — you can absolutely purchase a lot without an RV, but a qualifying Class A motorcoach is required for occupancy.
Can I stay in my casita/ coach house without a coach?
No. Motorcoach Country Club is zoned as a Class A motorcoach resort, and the motorcoach itself is considered the primary dwelling on each lot. According to the community’s Covenants, Conditions & Restrictions (CC&Rs), overnight occupancy is not permitted without a qualifying Class A motorcoach present on the lot.
While casitas, coach houses, and other built structures enhance the resort’s luxury lifestyle, they are intended to serve as supplemental living and entertaining spaces—not as standalone residences. This policy helps maintain the integrity of the resort’s zoning and ensures consistency with the community’s design standards.

All rentals must comply with MCC’s community rules, and only qualifying Class A motorcoaches (36 feet or longer) are permitted to occupy rental lots. Owners may manage their own rentals or work with on-site or third-party services to coordinate bookings and guest stays.
It’s a flexible way to maintain your investment while still enjoying full ownership privileges and access to your lot whenever you return.
What types of improvements or structures can I build?
One of the most exciting parts of owning at Motorcoach Country Club is the ability to customize your lot to match your personal lifestyle and aesthetic. Owners can design and build a range of enhancements — from casitas and shade structures to outdoor kitchens, fire pits, and even pools or spas — all within the resort’s Architectural Guidelines.
All improvements must be submitted for review and approval through the Architectural Committee to ensure consistency with the resort’s high standards and visual harmony.

While the resort is open year-round, the peak season at Motorcoach Country Club typically runs from November through April, when owners from across the U.S. and Canada migrate to the Coachella Valley to enjoy the warm desert climate and full social calendar.
During these months, the community is bustling with activity — from golf tournaments and pickleball matches to cocktail parties, dinner shows, and boating events.
The summer months (May through October) tend to be quieter, as most owners travel to their other homes or northern resorts.
