📊 This tells a clear story: while entry-level undeveloped privacy lots are still moving under $100k, the midpoint of the market is a strong $355k , and premium developed waterfront lots continue to push toward the $1M range.

💡 List Price vs. Sale Price
Looking beyond just the sale totals, one of the most telling indicators this past year has been the sale-to-list price ratio . On average, MCC lots sold for 89–91% of their asking price .
Undeveloped Privacy lots performed the strongest, often selling closest to their list price — reflecting their affordability and demand as entry-level options.
Developed Privacy and Golf lots averaged just under 90% of list, showing healthy demand with room for negotiation.
Waterfront lots , while commanding the highest sale prices overall, tended to sell around 88% of list price , as buyers expected more negotiation on premium properties.
👉 The takeaway: pricing strategy matters. Lots positioned correctly from the start not only sold faster but also captured stronger offers relative to asking price.
