Space changes the experience.
Indio is home to three established luxury motorcoach communities, and each offers a different experience. Desert Shores is the smallest by property count and is especially well suited to buyers who place a high value on space, privacy and indoor-outdoor living.
The resort’s official information describes 141 properties across roughly 60 acres. The average lot is approximately 7,200 square feet, or 60 by 120 feet—room for the motorcoach, villa, garage, landscaping and outdoor entertaining areas.
The result feels less like a traditional RV community and more like a private waterfront neighborhood designed around the coach.

A villa comes with every property.
According to the resort, villas begin at approximately 1,200 total square feet, typically combining indoor living space with a garage. Some properties have been expanded and customized over time, so floor plans, room counts, garage configurations and outdoor improvements can vary considerably from one listing to another.
That variation matters. A buyer may be comparing a streamlined villa with an easy-care patio to a more extensively improved property with added retreats, larger garages, covered entertaining areas, a private pool or spa, or upgraded landscaping. The lot number alone does not tell the full story.

The direction a property faces, its position along the water, mature landscaping, neighboring improvements and the placement of the villa all influence privacy, shade and the way the outdoor space feels.

Owners have the privacy of their own villa and outdoor retreat while retaining access to community amenities. The resort currently identifies a clubhouse, community pool and spa, fitness center, tennis and pickleball, trailer storage, a dog park and guarded entry among its shared features.

Understand the ownership—then compare the property.
Desert Shores states that it is structured as a planned unit development: owners hold fee-simple title to their individual property and a proportionate interest in the common areas. It is not a land-lease arrangement.
Buyers should still review the governing documents, current budget, insurance information, meeting records, rules, architectural requirements and any property-specific permits or disclosures during due diligence. Resort policies and fees can change, and the condition and approval history of improvements can differ by property.
A practical Desert Shores checklist.
- Confirm that your motorcoach meets the resort’s current eligibility standards.
- Review current HOA dues, inclusions, utilities and any assessments.
- Verify rental rules if you expect to lease the property.
- Confirm permits and approvals for additions, pools, spas and renovations.
- Inspect the villa, roof, HVAC, garage, hardscape, pool equipment and landscape systems.
- Compare recent sales and current competition—not just asking prices.
- Visit at the time of day you are most likely to use the outdoor space.
