MCC properties fall into three broad settings—waterfront, golf course and privacy—and each changes the outlook, the daily rhythm and the questions worth asking on a tour. The goal is not to name one “best” setting. It is to find the one that fits the way you will actually use the property.

Waterfront: let the view begin the conversation.

At MCC, every waterfront lot has its own private boat dock. The water is part of daily life here, but the experience changes with the frontage, orientation, sightlines and how the seating area relates to the dock.

A wide canal view can feel expansive and social. Waterfront lots are generally quite open to the water and neighboring properties, so I would pay close attention to what you see from the coach pad and main seating area. Think about where you would actually enjoy mornings, meals and time outside.

  • Where would you sit for morning coffee—and what would you see?
  • How does the property handle afternoon sun and shade?
  • How does the private dock connect with the way you expect to use the water?
  • How private are the coach pad and main entertaining areas?
A waterfront lot may fit you if:
You want the water to be a daily part of the property rather than simply a distant view.

Golf course: open views with movement in the backdrop.

Golf course properties trade a more enclosed outlook for fairways, water features, palms, mountain views and the activity of the course. The experience changes from one hole and orientation to another, so “golf lot” is only the beginning of the comparison.

Stand in the main seating area and look in every direction. Notice the cart path, the distance to play, the position of neighboring outdoor spaces and whether the best view lines up with the way the patio is arranged.

  • What happens in the foreground—not just on the horizon?
  • Does the seating area face the strongest view?
  • How much movement or social activity do you want nearby?
  • What does the space feel like during the hours you will use it most?
A golf course lot may fit you if:
You value an open outlook and enjoy the visual energy of the course as part of resort life.

Privacy: focus on the outdoor room you can create.

Privacy lots sit away from the water and golf frontage, often along the resort’s perimeter. Their strength is not a single shared view; it is the ability to shape a more contained outdoor environment through walls, gates, landscaping, shade and the placement of improvements.

Some feel intimate and low-maintenance. Others use their enclosure to create a substantial private retreat with a pool or spa, cooking space and multiple seating zones. Compare what already exists with what you would realistically maintain.

  • How enclosed does the main outdoor area feel?
  • Is the sun exposure comfortable for your daily routine?
  • Do the walls, gates and landscaping suit your pet needs?
  • How much outdoor upkeep feels right for you?
A privacy lot may fit you if:
You prefer a quieter, more controlled setting and want the outdoor living space to feel distinctly your own.

The second decision

Developed or undeveloped can matter as much as the setting.

Once you know which setting feels right, take a closer look at what has already been built. At MCC, you can compare developed lots with simpler, undeveloped options. I pay attention to the condition of the improvements, how the space works around the coach, and what you would take on as an owner.

Developed lots

May include a casita or coach house, shade structure, outdoor kitchen, pool, spa, landscaping and finished entertaining areas. Compare condition, approvals, maintenance and whether the layout matches your routine.

Undeveloped lots

Can offer a simpler way to enjoy MCC now or a starting point for future improvements. Review current resort requirements, likely project scope, timing and costs before treating any concept as a plan.

The ordinary-day test

  2. What will the sun, shade and wind feel like later in the day?
  3. What do I see from the coach—not only from the best camera angle?
  4. How do cooking, dining, lounging and guest movement work together?
