Friday Market Update
Happy Friday! The board was fairly calm this week—one new MCC listing and 168 opportunities across the three resorts—which is actually a great excuse to step back from the week-to-week movement and talk about the market’s upper tier. At Motorcoach Country Club and Desert Shores, the best-positioned properties have reached as high as $1.4 million in prior years. Last season, MCC Lot 320’s $1.2 million sale set the top of the market. Those numbers are a reminder that at this level, a lot is never just a lot.
What makes one resort property command more?
It’s in the details—and the setting.
The premium is rarely about one feature alone.
The on-site team added MCC Lot 145 at $1.55 million this week. It is a Unique Islands build—the same builder behind MCC Lot 320, which set last season’s high-water mark with its $1.2 million sale. That connection gives buyers meaningful context for the level of design, finish, and complete lifestyle experience that has already proven compelling at the top of the MCC market.
At the top of the market, buyers are comparing the complete experience: the setting, the view corridor, the size and usability of the lot, privacy, proximity to the resort’s best amenities, and the quality of the improvements already in place. A property can be beautifully developed, but if another offers a more compelling setting or a more complete lifestyle, that difference shows up in the conversation—and often in the price.
That is why a headline price is only part of the picture. The useful comparison is how each property’s design, setting, and improvements come together—and which combination best fits the lifestyle a buyer is looking for.
For buyers, this helps explain why high-end properties command a premium and which distinctions are most meaningful in a side-by-side comparison. For sellers, it is how we build a value story that resonates before a buyer ever steps through the gate.

There were no verified price reductions, closings, status changes, or removals to add to this edition—so the spotlight belongs on understanding the inventory already in front of us.
How I’d approach the top end.
If you’re buying: Start with the pieces you cannot change. Location within the resort, orientation, water or golf frontage, privacy, and the way the outdoor spaces work are the foundation. Then look at the improvements and decide whether they support the lifestyle you want. That is where a meaningful comparison becomes much more valuable than scrolling through asking prices.
If you’re selling: The highest prices are earned by making the differences easy to see. The right positioning, strong presentation, and an honest comparison with the premium inventory give buyers a reason to understand why your property belongs in that conversation.
